Fascia and Soffit Repair in Sioux Falls: What Rot Costs and When to Wrap It

Modern building exterior with clear blue sky

Fascia is the board the gutter hangs from. Soffit is the underside of the roof overhang, the part you see when you look straight up at the eave. Most homeowners never think about either until a gutter crew pulls the old runs off and says the board behind them is rotten. This is the page for that moment.

How fascia rots

Water is supposed to leave the roof, cross a strip of metal called the drip edge, and land in the gutter. When it does anything else, the fascia pays. Water that clings under the last row of shingles drips behind the gutter. A gutter hung a little low, or one that has pulled away from the board, catches half the roof and lets the rest run down the wood. A clogged gutter overflows at the back as well as the front.

Winter adds the rest. Ice dams push meltwater under the shingles and down onto the same board, and a trough packed with ice hangs its whole weight on fasteners driven into wood that has been wet since October.

Peeling paint along the eave is the early sign. A screwdriver that sinks into the board is the late one. In between, look for dark streaks below the gutter, hangers that have worked loose, and a run that sags between them. Telling a hanger problem from a fascia one takes a screwdriver.

What the crew found, and what it should cost

Replacing fascia runs about $7 to $22 per linear foot installed, with the average near $14.60. That spread is mostly material and access. Painted pine sits at the bottom. PVC and fiber cement, which do not rot, sit in the middle. Solid aluminum sits at the top. A second story adds ladder time to any of them.

What matters more than the rate is the length. One rotted section under a valley is a few hundred dollars. A whole house is $1,000 to $3,300 on 150 feet. A quote that jumps from the first to the second should come with a walk around the house and a screwdriver, not a sentence.

Ask for two things in writing before anyone starts: the price per foot, and a call before the work happens. A contractor who prices fascia by the foot in advance has nothing to gain from finding more of it.

Wrapping versus replacing

Aluminum fascia wrap is a bent sheet of coil stock fitted over the existing board, at $3 to $4 a foot. It ends painting forever and it looks clean. It is also the most common way rot gets hidden rather than fixed.

The rule is simple. Wrap goes over sound wood. If the screwdriver test fails, the board comes out first, and the wrap goes on the new one. Aluminum over rot seals the moisture in, and the first you hear of it is a gutter hanger that will not hold.

If you are replacing the gutters anyway, this is the cheap moment to do either, and if a roof is planned too, the order matters. The board is exposed and the crew is already at the eave. Doing it later means paying for the gutters to come off twice.

Soffit, and the rule Sioux Falls changed

Soffit rots for the same reasons fascia does, plus one of its own: it is where animals get in. But its real job in this climate is ventilation. The perforated panels or the continuous strip along the soffit are the intake for the attic, and the attic is where ice dams start.

The building code sets a minimum vent area for an attic, one square foot for every 150 square feet of attic floor. It allows half that, one in 300, if the venting is balanced between the soffits and the ridge. The model code adds a second condition, a vapor barrier on the ceiling, and requires both.

Sioux Falls struck that. The city adopted the 2021 code with the word both changed to one or more, and its own commentary explains why: ceiling vapor barriers were installed here years ago and created moisture problems inside the homes. So in Sioux Falls, balanced soffit and ridge vents on their own meet the rule.

What that means at the eave: soffit vents are not decoration. Blocked ones, painted-over ones, or insulation stuffed against them from inside the attic cut off the intake, the attic warms, and the roof edge ices. If you are replacing soffit, put the vent area back and check that the baffles inside keep the insulation off it. When that goes wrong, the eave ices up.

Water dripping from the soffit

Water coming out of the soffit almost always got in behind the gutter. Either there is no drip edge or gutter apron carrying water into the trough, or the gutter has tipped away from the fascia. It is a gutter problem that shows up as a soffit stain, and the guide to water behind gutters covers it in full. Finding the entry point takes one rainstorm, and the fix is usually rehanging or flashing, not a new soffit.

Houses with no fascia at all

Some older homes and most outbuildings have exposed rafter tails and no fascia board. Gutters still go on, hung from roof straps that slip under the shingles and fasten to the deck, or from brackets on the rafter tails. It is a different install with different hardware, and it should be quoted as one rather than treated as a surprise on the day.

What to put in the quote

  • Fascia priced per foot in advance, with a call before any replacement happens
  • Whether the board is being replaced, wrapped, or replaced and then wrapped
  • Material: pine, PVC, fiber cement or aluminum
  • Soffit vent area put back where panels are replaced
  • Drip edge or gutter apron added where water was getting behind the gutter
  • Paint, if the new board is wood

Questions about fascia and soffit

How much does fascia board replacement cost?

About $7 to $22 per linear foot installed, with an average near $14.60 in 2026. A single rotted section is a few hundred dollars. A whole house is $1,000 to $3,300 on 150 feet.

Can rotted fascia be wrapped in aluminum instead of replaced?

No. Wrap goes over sound wood only. Aluminum over rot seals the moisture in and hides the damage until the gutter hangers pull out. Replace the rot, then wrap if you want the low-maintenance finish.

Do I need new fascia to install new gutters?

Only where the board will not hold a fastener. Sound fascia stays. The crew should probe it after the old gutters come off and price any replacement per foot before doing it.

What does soffit have to do with ice dams?

Soffit vents are the intake for attic ventilation. Blocked or missing intake lets the attic warm up, and a warm attic melts snow that refreezes at the eave. Sioux Falls code lets balanced soffit and ridge vents meet the ventilation rule on their own.

Why is water dripping from my soffit?

Usually water getting behind the gutter, either because there is no drip edge or gutter apron above it or because the gutter has pulled away from the fascia. The leak guide covers how to find it.

Can gutters be hung on a house with no fascia?

Yes, with roof-strap or rafter hangers that fasten to the roof deck or the rafter tails instead of a fascia board. It is a different install and should be quoted as one.
